Lawn sprinklers and irrigation systems in North York

The properties run from original 1950s bungalows and side-splits on wide frontages to the large custom rebuilds that have replaced many of them, and from the estate lots of York Mills and Hoggs Hollow to the planned streets of Don Mills. What does a lawn sprinkler system cost in North York?
A typical subdivision lot with a 40 to 60 foot frontage and 100 to 150 foot depth is generally in the range of $3,900 to $4,900 in North York. That figure moves with the property — the landscaping, garden detail, water supply and actual layout all change the design. For larger properties a site visit is needed to price accurately, and we give you a written quote after walking the property with you rather than a number over the phone.
Why do properties in North York need a custom design?
The defining feature of most North York properties is frontage. The post-war subdivisions through Willowdale, Newtonbrook, Lansing and Bayview Village were laid out with wide, flat front lawns, and that is a large irrigated area that is on display from the street. Where those houses have been rebuilt as larger custom homes, the footprint has grown and the remaining lawn and garden are often more intricate — more beds, more hard landscaping, less open turf. In York Mills and Hoggs Hollow the lots are larger again, frequently with mature trees and slopes down toward the Don valley. Don Mills has its own pattern: generous, curved lots with substantial mature canopy and a lot of established planting. Each of those calls for a different zone count and a different balance between lawn heads and bed coverage.

What is the water supply and pressure like in North York?
City of Toronto supply. North York sits on higher ground than the lakeshore, and pressure varies between pressure districts — we have measured very good flow on one Willowdale street and noticeably less two concessions away. Because of that we test static pressure and available flow at every property before design. Rebuilt homes often have an upgraded water service, which usually allows more heads per zone; original post-war services sometimes do not, and we would rather add a zone than push a zone past what the supply can carry.
How often should you water a lawn in North York?
Clay till is the rule across most of North York, with better-draining sandy pockets and ravine edges near the Don valley, Hoggs Hollow and the Earl Bales area. Clay accepts water slowly, so on the wide flat frontages typical here the real risk is runoff down the driveway and onto the road during a long single cycle. Splitting the watering into shorter repeated cycles solves it. On ravine-edge properties the slope is zoned separately for the same reason.
How is a sprinkler system installed?
Wide North York frontages are usually a question of zone count rather than clever hardware: enough zones that every head runs at the pressure it was designed for, with front, rear, beds and any shaded area kept independent. On rebuilt and new-build properties the single most useful thing we do is get involved before the sod goes down — coordinating with the landscaper means the pipe goes in while the ground is open and nothing has to be lifted afterwards. On ravine-edge lots in Hoggs Hollow and York Mills the slope is separated from the flat turf, and on properties with extensive beds we design the garden coverage alongside the lawn rather than as an afterthought.

- Contractor-grade components. Hunter and Rain Bird heads, valves and controllers — the same parts we have to come back and service.

Do you install landscape lighting in North York?
The long driveways and wide elevations typical of North York take landscape lighting well — uplighting on mature trees, graded light along a driveway and walk, and warm wash on brick and stone frontages. Vista and other contractor-grade low-voltage fixtures, installed and serviced by our own crews.
When should a system be started up and winterized?
Spring start-ups from April and fall blow-outs from late September through November. North York books heavily in both windows, partly because so many of our long-standing clients are here, so early scheduling is genuinely worth it.
A spring start-up means charging the system, checking every head, adjusting spray patterns and programming the controller for the season. A fall blow-out means clearing the water out of the lines with compressed air so nothing freezes and splits over winter. In this climate winterization is not optional — water left in a line will crack the pipe or the fittings.

We are rebuilding. When should the irrigation go in?
Before the sod and the final grading, and ideally while the landscaper is still on site. Putting the system in at that stage is cleaner, faster and usually cheaper than coming back to an finished yard, and it lets us design the zones around the planting plan instead of around what has already been installed.
Our frontage is very wide. How many zones will it need?
More than most people assume. Zone count is set by how many heads the water service can run at proper pressure, not by how the lawn looks on a plan — a wide North York frontage is commonly split into two or three zones on its own, with the rear and the beds separate again. We test the supply and confirm the layout with you before anything goes in the ground.
Can you water the garden beds as well as the lawn?

Do you service systems in North York that you did not install?
