What does a lawn sprinkler system cost in High Park?

A typical subdivision lot with a 40 to 60 foot frontage and 100 to 150 foot depth is generally in the range of $3,900 to $4,900 in High Park. That figure moves with the property — the landscaping, garden detail, water supply and actual layout all change the design. Why do properties in High Park need a custom design?

Most properties here are Edwardian or early-century houses on narrow frontages with long, deep rear gardens — the opposite proportion to a suburban lot. The front lawn is small, highly visible and usually shaded by a mature street tree. The rear garden is where the planting investment sits: perennial borders, established shrubs, often a small lawn surrounded by beds. Side passages are tight, laneway garages are common, and in Swansea and toward Baby Point the land slopes noticeably. All of that affects how pipe can be routed and where heads can physically go, which is why we flag out the layout on site rather than drawing it from a lot plan.

What is the water supply and pressure like in High Park?

City of Toronto supply. Short pipe runs on narrow frontages work in your favour, but the elevation change through Swansea and down toward the Humber means pressure can differ between the front of a property and the bottom of a sloped rear garden. We measure at the property and design around what we find. In the older housing stock we also check the condition and size of the existing water service, because a system is only as good as the supply feeding it.

How often should you water a lawn in High Park?

The slopes closer to the Humber River and Grenadier Pond tend to be sandier and better drained, while lots further in from the valley are more often on clay. Sandy ground takes water readily but loses it quickly in midsummer; clay needs shorter repeated cycles to avoid runoff down a sloped front yard onto the sidewalk. Deep shade under a mature canopy also means the soil there stays damp far longer than an exposed rear lawn, and watering both on one schedule is the most common fault we find on existing systems in this area.

How is a sprinkler system installed?

Three things decide whether a system works properly on these lots. First, separating shade from sun: the canopy-covered front and the open rear belong on different zones and different run times, always. Second, precision at the property line — on a narrow frontage the wrong nozzle soaks the neighbour’s walk, so heads are selected run by run and the arcs are set at start-up. Third, slope: a sloped front yard or a rear garden that falls toward the ravine is zoned on its own and run in shorter cycles. We also plan pipe routing around tight side passages and laneway access before we start, so there are no surprises mid-installation.

Do you install landscape lighting in High Park?

When should a system be started up and winterized?

Spring start-ups from April once the frost risk has passed, fall blow-outs from late September onward. Systems on these lots are usually compact enough to winterize quickly, but the heavy leaf fall through High Park and Swansea means we would rather have the blow-out booked early than squeezed into the first cold week of November.

A spring start-up means charging the system, checking every head, adjusting spray patterns and programming the controller for the season. A fall blow-out means clearing the water out of the lines with compressed air so nothing freezes and splits over winter. In this climate winterization is not optional — water left in a line will crack the pipe or the fittings.

Yes, and most of our work here is exactly that. The constraint is access rather than space — we plan the pipe route through the side passage and around the garage before starting, and the trenchless machines need far less room than people expect.

My front yard slopes toward the sidewalk. Will the water just run off?

Not if the slope is treated as its own zone. Running a sloped area in two or three shorter cycles instead of one long one gives the water time to soak in rather than sheet down onto the walk. Grouping a slope with flat lawn is the usual reason an existing system wastes water here.

The front is heavily shaded and the back is in full sun. Can one system handle both?

One system, yes — one schedule, no. The shaded front and the open rear are put on separate zones so each runs for the time it actually needs. On properties in this area that single decision makes more difference to the result than any piece of hardware.
